LMN conversion tracking: stop guessing which ads turn into Won estimates
Your ads report a busy spring of form fills, but in LMN the work that counts is an estimate marked Won, and nothing in LMN knows which click started it. LMN's lead form lives on portal.golmn.com behind a link, and the Zapier recipe LMN documents maps name, email and phone, nothing about the ad. We keep the click on your own site, tie it to the LMN contact, and send Won estimates to Google Ads and Meta with the sold dollars.

LMN · what breaks
What goes wrong with LMN and your ads — LMN
- 01
"Google says we got leads. LMN says we sold three jobs."
Google Ads counts the form fill; LMN counts estimates marked Won. With nothing linking them, Smart Bidding keeps buying clicks that never become patios, drainage jobs or maintenance contracts.
- 02
The LMN lead form sends people off your site
LMN's beta lead form is a page on portal.golmn.com your site links to in a new tab. With no hidden or custom fields, the click ID never reaches the Contact, Jobsite or To-Do it creates.
- 03
Phone leads get typed in by hand
A homeowner who calls about a patio or a snow contract never touches a form. Someone keys them into CRM > Contacts later, maybe filling the Referral and Ref. fields from memory, and that guess is all your ad reporting gets.
- 04
Every season looks like new business
Spring cleanups, renewed commercial grounds contracts and repeat clients all create fresh Won estimates. Credit those to ads and your cost per new client looks far better than it is, so you keep funding campaigns that mostly reach people who'd have called anyway.
LMN · the fix
What changes once it's fixed — LMN
Bidding learns from sold work
Google Ads and Meta get a conversion when an LMN estimate is marked Won, valued at the sold amount, so bidding chases people who sign hardscape and install bids.
One LMN contact per inquiry
A find-before-create Zapier step stops repeat submissions from stacking up duplicates, which LMN's lead form and Create Contact action don't prevent.
A clear line between new clients and renewals
Existing clients, renewals and portal requests get flagged, so your reports show what ads actually cost per new account.
LMN · architecture
What LMN actually lets you hook into — LMN
These come from LMN's own help center and Granum's integration page. Anything the docs don't confirm is listed as a check, not a promise.
- 1
Zapier app with API key access
LMN connects to Zapier with an API Key and API Username from its Integrations settings, which only a Security Admin can view, on a plan that includes the integration.
- 2
Estimate created or updated trigger
Sends estimate data out of LMN when a bid changes. We confirm it fires when an estimate turns Won and carries the contact details we match on.
- 3
Contact, To-Do and Request actions
Zapier can find, create or update contacts, plus create To-Dos, Requests and communication history, so ad details can sit where your estimators work.
- 4
Lead generation form (open beta)
A hosted page at portal.golmn.com/lead-form/, opened in a new tab from a button on your site. It collects six fixed required fields, supports no custom or hidden fields, and swaps itself for a confirmation message, so it can't carry a click ID.
- 5
Customer Portal and LMN Pay
Clients can approve estimates and pay invoices online, with Stripe-backed card and ACH. Both happen after the sale we're crediting.
- 6
No native ad platform connections
LMN doesn't document a Google Ads, GA4, GTM or Meta integration, so conversions have to be sent from outside LMN.
LMN · diagnose
Where LMN tracking breaks, in the order we check — LMN
The click usually goes missing before the lead ever reaches LMN, so we start at your website and work toward the Won estimate.
- 01
Which form your website really uses
If the Request a Quote button opens the portal.golmn.com lead form, attribution ends there.
- 02
Whether the click ID survives the Zapier step
Submit once from an ad-tagged URL and open the new LMN contact to see what arrived.
- 03
Duplicate contacts from repeat submissions
Count contacts created for one test lead, since neither the lead form nor Create Contact checks for existing records.
- 04
How phone leads get into LMN
Check whether call tracking numbers and the Referral and Ref. field agree on where the lead came from.
- 05
What counts as Won
Make sure renewals, add-on estimates and repeat clients aren't reported as new ad conversions.

The QA evidence — LMN
Run on a real inquiry from your live website and a real estimate in LMN, not a Zapier test record.
Source of truth
LMN estimate records: estimates marked Won by date, with sold amount, contact and Jobsite
- One inquiry from an ad-tagged URL, with the click ID visible on the LMN contact or To-Do.
- A single LMN contact created for that inquiry, even after a repeat submission.
- An estimate moved to Won and received exactly once in Google Ads and once in Meta, each carrying an event ID so a Zapier retry can't count it twice.
- The conversion value matched to the sold amount on the estimate.
- A renewal and an existing-client estimate confirmed absent from the new-client conversion.
- Won estimates reconciled record by record against both ad platforms over a closed window.
- The same check repeated 30 days later and after any change to your Zapier steps or LMN plan.

LMN · when not to buy
When you don't need this on LMN — LMN
Plenty of landscaping companies on LMN shouldn't pay us for this.
- If you don't run paid ads and most work comes from referrals and renewing commercial accounts, the Referral and Ref. field tells you enough.
- If you only take phone leads and do a handful of installs a year, a call tracking number and a monthly spreadsheet may cover it.
- If only a handful of LMN estimates turn Won each month, bidding has too little to learn from; we'd report Won estimates and tell you to leave bidding alone for now.
- If you're mid-move off LMN, the Zapier steps would need rebuilding anyway, so fix tracking after the switch, not before.

FAQ
LMN questions, answered
Not directly. LMN's documented integrations are QuickBooks, Stripe through LMN Pay, Beam AI, Greenius and Zapier, so Won estimates have to reach Google Ads and Meta through Zapier and a server-side setup.
No. It's a hosted page on portal.golmn.com with six fixed fields and no hidden or custom fields, so UTMs and click IDs don't come along. Use your own website form, then send the contact into LMN with Zapier.
Yes, with a workaround. LMN's Zapier estimate trigger fires when an estimate changes, and Google Ads accepts offline conversions matched to a saved click ID, so we join the two and send only Won estimates.
A Won estimate from a new client, valued at the sold amount. Form fills are early signals, while renewals, change orders and payments on work already credited are kept out.
LMN's help center says its Create Contact action doesn't check for existing records, so a resubmitted form makes a second contact. Adding a Find Contact step first stops one homeowner from becoming three contacts.
No. Granum sells LMN for landscapers, SingleOps for tree care and Greenius for training, and LMN has its own CRM, estimating and integrations. Aspire isn't one of Granum's products, so its setup is different.
