Advertising and lead tracking for financial and real estate firms
In every niche in this vertical, the money arrives later and somewhere else than the lead. A real estate agent is paid at closing, months after a home-value request. A lender is paid when the loan funds, not when the application starts. An advisor is paid once assets transfer, often after the 90-day window Google gives for uploading offline conversions. An insurance agency is paid on a bound policy, not a quote. The ad platforms only ever see the first step unless someone sends the outcome back.
The first step itself varies. Insurance agencies and tax preparers live on the phone, and a lot of those calls are existing clients with service questions. Agents, lenders and property managers get forms, portal leads and Instant Form leads from Meta, many of them people browsing rather than buying. Advisors and accountants get booked calls through a scheduler. Title and escrow companies get most of their business from agent and lender relationships, which ads only support.
Local Services Ads list financial planning, tax services and real estate services, and advertisers there carry the single Google Verified badge. Insurance agencies are listed only in California and Florida. Google says lead credits are not available for tax specialists, so a bad tax lead cannot be disputed. LSA is also moving into Google Ads as Performance Max with pay-per-lead goals, with no named date yet for most of these categories.
This is the most regulated vertical on these pages. On Meta, US ads for financial products and services, housing and employment must run in a special ad category, which removes age, gender, ZIP and lookalike targeting. On Google, US ads for housing, employment and consumer finance cannot target by age, gender, parental status, marital status or ZIP code. Google allows debt settlement and management ads only from certified non-profit credit counseling agencies, does not allow credit repair ads, and announced a Financial Services Verification program for the US and Canada in October 2026. Fair housing rules, RESPA limits on referral payments, and the SEC Marketing Rule on reviews and testimonials for advisors also apply. With targeting stripped back, the quality of the conversion signal is the main lever left.
The record that counts lives in the CRM or the system of record: Follow Up Boss, BoldTrail or Lofty for agents, ICE Encompass or Total Expert for lenders, AppFolio, Buildium or Rent Manager for property managers, SoftPro or Qualia for title, TaxDome, Canopy or Karbon for accountants, Wealthbox or Redtail for advisors, and AgencyZoom, Applied Epic or HawkSoft for insurance. Each niche below has the tracking guide and, where they exist, the Google Ads playbook and the Local Services Ads guide. Nothing here is legal or compliance advice.
Find your business type. If your campaigns are optimizing on raw leads rather than closings, funded loans, bound policies or signed engagements, start with the tracking guide.
