Local Services Ads for real estate agents: calls during showings, sphere callers and cost per closing

Local Services Ads can put an agent above the portals on a 'real estate agent near me' search. But calls ring while you are showing homes, many come from renters or past clients, and the closing lands months later in Follow Up Boss, BoldTrail or Lofty. LSA leads have no click ID, so matching runs on phone and time.

Symptoms

What LSA problems look like for real estate agents

  1. 01

LSA shows a full month of charged leads. Follow Up Boss has a few new contacts tagged Google, and none of them has a signed agreement yet.

    What it costs

You judge LSA on cost per lead because it is the only number you have, and you cannot say whether a single closing came from it. The budget gets set on a feeling that 'Google has been busy lately'.

    What’s happening

LSA charges when someone contacts you from the listing: a call, a message, or a missed call where the caller held on past 20 seconds during your business hours. Those calls ring an agent's cell, not the CRM. Unless someone creates the contact and sets the source by hand, the lead lives in the LSA inbox and a phone's call log and nowhere else.

  2. 02

Half the calls are people asking whether a rental is still available, or about a house on Zillow you have never listed.

    What it costs

You pay agent-lead prices to answer questions for landlords and other brokerages. The listing inquiry can still become a buyer client, but only if it is entered as a contact and worked rather than written off as a wrong number.

    What’s happening

A renter calling about an apartment and a buyer calling about another brokerage's listing both contacted your business, so both are valid leads to Google. If a rental or leasing service is switched on in the profile, Google no longer credits those calls as a service you do not offer.

  3. 03

The best call of the week came in while you were walking a buyer through a house, and by the time you called back they had an agent.

    What it costs

You pay for the lead, lose the client, and slip in ranking during the hours you spend in other people's houses, which for most agents are evenings and weekends: the same hours buyers and sellers pick up the phone.

    What’s happening

Missed calls during business hours are charged once the caller stays on the line past 20 seconds, and a voicemail greeting counts as a connected call. Missed calls also weigh on ranking, because Google ranks LSA partly on how likely you are to respond.

  4. 04

A past client called through the LSA listing to sell her house, and LSA counted her as a brand-new lead.

    What it costs

In a business that runs on referrals and repeat clients, part of the LSA spend goes to people who were already coming to you. Without checking each lead against your database, all of it looks like new business from Google.

    What’s happening

Your sphere and past clients search your name, and the LSA ad can sit above your own website and Business Profile on that search. Once the 15-day window since their last contact has passed, the call is charged like any stranger's.

The goal

What a fixed LSA account looks like for real estate agents

  • Every LSA lead in the CRM within minutes of the call, with source Google LSA and the agent who took it.
  • Each lead with an outcome: renter, other listing, sphere, vendor, consultation, signed agreement, under contract, closed.
  • Cost per closing and commission per lead from LSA, split by buyer and listing side, next to Search and portal leads.
  • Past-client and sphere callers counted on their own line, so you know how much LSA spend went to people who already knew you.
  • Rentals and management switched off unless someone on the team takes that work, and business hours set to when calls really get answered.

Eligibility

What Google checks before real estate agents can run LSA

  • 1Identity verification for the business owner.
  • 2A real estate license check for each agent in the firm. In states that already require a background check to get a real estate license, Google does not run a separate background check on the agent.
  • 3Professional liability insurance where local law requires it. For most agents that means the errors and omissions policy; confirm what Google asks for in your state before you apply.
  • 4A business check and a check of the business representative, which Google applies to selected businesses. Teams inside a brokerage should settle early whose business the profile belongs to: the brokerage's, the team's or the agent's, since that is the business Google screens.

Job types

LSA job types for real estate agents: what to switch on, what quietly costs money

Switch on

  • Selling a home (listing inquiries)

The call most agents want from LSA: a homeowner who wants to talk about price and timing now, not someone filling in a home-value form at midnight. Judge it on listing appointments and signed listing agreements, never on call count.

  • Buying a home (buyer representation)

More volume and a longer road: tours, an offer, inspection, appraisal and closing. Keep it on if you, or a buyer's agent on the team, can answer and book a consultation the same day.

  • Relocation buyers moving into your market

They search from another city with no local agent and no sphere to ask, which is exactly the person a paid listing is for. Qualify on where they are buying, not where they are calling from.

  • A property type you are known for (condos, land, new construction)

A specialty pulls in callers who need it and gives your reviews something specific to say. Leave it off if you are a generalist; listing everything just widens the renter and investor calls.

Switch off, or check first

  • Rentals and leasing, unless you or the brokerage place tenants

Renter calls are frequent, rarely worth anything to a sales agent, and charged at the same price as a listing inquiry. Google does not credit leads for services you leave switched on.

  • Property management, unless the brokerage runs a management division

Landlords shopping for a manager and tenants chasing a repair both tie up an agent's line as paid leads. If the brokerage manages property, give that division its own listing and phone line.

  • Commercial leasing and investment sales, if you sell homes

A commercial inquiry needs different comps, contracts and a much longer timeline. Residential agents usually refer it on, and the referral starts with a full-price lead.

Bad leads

What a bad LSA lead looks like for real estate agents

  • A renter asking about an apartment, or a tenant trying to reach their landlord.

Rate it in the LSA inbox; Google can credit low-quality leads automatically after review. If renters are a steady share of your calls, a rental service is probably still switched on.

  • A buyer asking about a specific home listed by another brokerage.

Not junk. Create the contact in the CRM with source Google LSA, offer a showing, and record whether it became a buyer consultation. Plenty of buyer relationships start with someone else's yard sign.

  • A lender, a photographer, a recruiting broker or a lead seller calling the listing.

Rate it as low quality in the LSA inbox and do not create a CRM contact for it, or it inflates your Google lead count in the monthly report.

  • A past client or sphere contact who searched your name.

Valid, and charged once the 15-day window has passed. Tag it as repeat or sphere in the CRM so the report separates new business from people who already knew you.

  • A homeowner who wants a free valuation with no plan to sell.

Record it as a seller lead with a long timeline and put it on a nurture plan. It is real, but scoring it like a listing appointment flatters the channel.

Lead credits

Ranking

What moves your LSA position as one of the real estate agents in the auction

  1. 01

    Reviews

Rating and number of reviews count toward profile quality. An agent closes a limited number of deals a year, so every closing without a review request is a lost signal. Ask when the keys change hands, while the client is happiest.

  2. 02

    Responsiveness during showings

Missed calls can hurt your ranking. Route LSA calls to whoever is free: an inside sales agent, a teammate on floor duty, or an answering service that can book a consultation. A solo agent's phone in a pocket during a showing is the weak point.

  3. 03

Business hours that match who can answer

Unanswered calls are charged during your ad schedule and business hours. Set them to the hours someone can actually pick up, not the hours printed on the brokerage door.

  4. 04

    Profile photos and completeness

High-quality images count toward profile quality. A current headshot and photos of homes you sold, with the seller's permission, say more than a brokerage logo.

  5. 05

    Bid and budget

Google recommends Maximize Leads. A budget that runs out by mid-afternoon takes you out of the evening, when people home from work call about the house they drove past.

How we work

Getting LSA leads into Follow Up Boss, BoldTrail (kvCORE) or Lofty

  1. 1

    What to record

A lead source of Google LSA on the person record, the caller's real phone number, and the agent who took the call, set when the contact is created and kept through to the deal.

  2. 2

    How to match

Match each charged LSA lead to a CRM person by phone number and call time, using the lead list from the LSA inbox or the Google Ads API. Follow Up Boss accepts new leads through its Events API, so LSA leads can be created automatically with the source set instead of waiting for an agent to type them in. Message leads come through proxy numbers and email aliases, so ask for the real number in your first reply.

  3. 3

    Lead feedback

Rate unusable leads in the LSA inbox, and keep the outcome on the CRM record: renter, other agent's listing, sphere, vendor, no response, consultation booked, agreement signed. The CRM stages are what you judge LSA by.

  4. 4

    Monthly check

Quarterly, because a real estate lead can take months to close: take LSA leads from earlier quarters, match them to closed deals, and count each closing against the month its lead arrived. Report buyer and listing sides separately, with commission income, next to Search ads and portal leads. Portal referral fees come out of the commission, so compare net figures.

No accuracy guarantee here: we report the share of LSA leads for real estate agents matched to jobs, and the share we could not match.

Channel split

LSA, Search ads and the Business Profile for real estate agents

For agents, LSA is the one Google format that puts your face and number above the portals on a search like 'real estate agent near me'. Search ads for real estate fall under Google's housing rules for personalized ads: no targeting by age, gender, parental or marital status, and no ZIP-code targeting, so the conversion you feed a campaign matters more than the audience. Search is where you control the offer: a seller page for one neighborhood or a relocation page, with forms that carry the click ID into the CRM so closings can be imported. LSA brings people who want to talk to an agent today. Your own name is where the two collide with your sphere, because a past client searching for you can call through LSA and cost a lead fee.

Local Services Ads
Calls from buyers and sellers ready to talk now, judged on consultations and closings in the CRM.
Search ads
Seller and relocation campaigns with their own pages, with signed agreements and closings imported as offline conversions wherever a click ID was captured.
Business Profile
Reviews and the map listing your sphere checks before calling. Track its calls on their own.
Zillow, Realtor.com and referral networks
Judged on net commission after referral fees, from the CRM. These leads have no click ID, so keep them out of any upload to Google or Meta.

Google Business Profile

The Business Profile side for real estate agents

Primary category
Real estate agent
Suspension risk
Elevated for home-based agents and agents inside a brokerage office. Google's guidelines let individual practitioners such as real estate agents have their own profile, so one brokerage office can hold the brokerage profile and a profile per agent. Trouble starts when an agent shows a home address as if it were an office, adds 'Best Realtor' or a city name to the business name, opens a second profile for a team name, or flips the address between home and the brokerage. Each of those runs against Google's rules on names, addresses or duplicate profiles.
Address
An agent who meets clients at the brokerage office can keep a practitioner profile at that address, with Real estate agency reserved for the brokerage's own profile. An agent who works from home and meets clients at properties should run a service-area profile with the address hidden and the area set to the cities they sell in.

Honest fit check

When LSA is not worth it for real estate agents

  • Your business is mostly sphere and referrals and your calendar is already full. LSA would mainly charge you for people who were coming your way anyway.
  • Nobody can answer during showings and there is no teammate or service to catch calls. Missed calls are charged and they lower your ranking.
  • You work commercial deals or land sales with long negotiations. LSA callers are households buying, selling or renting a home.
  • Your broker has not approved the listing. Brokerages usually control advertising that carries their name, so clear the profile with the broker first; state advertising rules are the broker's call, not ours.

FAQ

Questions real estate agents ask about Local Services Ads

Can real estate agents use Local Services Ads?

Yes. Real estate services is on Google's US category list, though availability is still checked by ZIP code at sign-up. Approved advertisers get the Google Verified badge after screening, which for agents includes a license check for each agent in the firm.

Is Local Services Ads worth it for a realtor?

It is worth it when LSA leads, matched in your CRM, produce closings at a cost per closing you would happily pay again, after taking out renters, vendors and past clients. Cost per lead tells you very little in a business where the closing comes months after the call.

Why are renters calling my LSA listing?

Usually because a rental or leasing service is switched on in the profile. Google no longer credits leads for services you do not offer, so turn rentals off unless someone on the team places tenants, and rate genuine junk in the inbox.

How do I get LSA leads into Follow Up Boss?

Either the agent creates the contact with source Google LSA after each call, or the LSA lead list is pulled from the Google Ads API and posted into Follow Up Boss through its Events API with the source set. Either way the match to a closing runs on phone number and time, so we report a matched share rather than promise an accuracy figure.

Can closings from LSA be sent back to Google as conversions?

No. LSA leads carry no click ID, so there is nothing to attach a closing to. Search ad leads that captured a click ID can have closings imported; LSA is judged from your own CRM report.

What can I check myself before asking anyone?

Export last quarter's LSA leads and search each phone number in your CRM. Count how many exist there at all, how many are past clients, how many are renters or vendors, and how many reached a consultation. Then lay your LSA business hours over your showing calendar.
