Ad click, quote or prequal or application, underwriting, then funded, bound or account funded. That last step happens in a system no pixel reaches, weeks after the click expired inside Meta.

  • Most volume comes from referrals, renewals and your existing book, and paid media is a small line item you'd cut in a slow quarter.
  • You're a single producer spending a few hundred a month. You can read your own pipeline faster than any import will report it.
  • Compliance hasn't approved sending any hashed identifier to an ad platform. That decision comes first; there is no build without it.
  • You buy leads from an aggregator who owns the click and the landing page. There's no first-party session to instrument — renegotiate.

01Should we send loan amount as the conversion value?

Send your margin, not the principal. A $600,000 purchase mortgage and a $600,000 HELOC don't earn you the same thing, and if you feed principal into Smart Bidding it will chase the biggest loans rather than the most profitable ones. We build a value per product from your own commission and pull-through math.

02Isn't a 45-day funding cycle too long for Meta?

For attribution, yes. Meta's maximum standard window is 7-day click, so a funded loan sent six weeks later is a measurement record, not an optimization signal. The setup is two-track: an in-window proxy event that predicts funding for the algorithm, and the true funded event for your reporting and for Google, where the window is longer.

03What about FCRA and prequalification data?

Prequal output is consumer report data, so treat it as untouchable for ad platforms. We send that a lead reached the prequal stage, never what the prequal returned. Practitioner guidance, not legal advice — your compliance team owns the final call on the field list.

04Do you handle TCPA consent capture?

We record the evidence — timestamp, IP, form snapshot, and the exact disclosure text shown — and store it alongside the lead so it's retrievable later. The wording of the disclosure itself is your counsel's job, and the rules have moved recently enough that you shouldn't take that language from a marketing vendor.

05We're in a Special Ad Category. Does any of this still apply?

It applies more. Once targeting is restricted for credit or housing, the optimizer leans almost entirely on conversion feedback, so outcome-weighted events do more work in your account than they would in an unrestricted vertical.

06Our agency management system has no API.

Common with older AMS platforms. We use scheduled exports instead — a nightly CSV drop or SFTP file — and process it server-side into the same conversion feeds. Slower loop, same result, and no manual uploading by your ops person.

07When do we not need this?

If most of your volume comes from referrals and renewals and paid media is a small line item, skip it.
