Local Services Ads for plumbers: job types, bad leads and cost per booked job

Local Services Ads can be a plumber's cheapest source of emergency calls, but only if the job types match the work you want, someone answers every call, and each lead is matched to a booked job in ServiceTitan, Housecall Pro or Jobber. LSA leads carry no click ID, so that match runs on phone number and time.

Symptoms

What LSA problems look like for plumbers

  1. 01

LSA says you paid for dozens of leads last month. The dispatch board can trace a handful of booked jobs to it.

    What it costs

You judge LSA on cost per lead, raise the budget because the number looks good, and buy more of the leads that never became jobs.

    What’s happening

A charged lead is any contact Google judges related to your business. A missed call during business hours is charged once the caller stays on the line past 20 seconds, voicemails count, and messages count. Nothing in LSA knows whether a truck ever rolled.

  2. 02

You keep paying for gas line and sewer replacement calls you refer to another contractor, and Google will not credit them.

    What it costs

Every job type left on by mistake is a recurring charge with no refund path. The fix is in the profile settings, not in a dispute.

    What’s happening

Google no longer credits leads for job types you do not service or areas you do not cover. If a job type is switched on in your profile, a call for it is a valid lead, whether or not your crew takes that work.

  3. 03

The listing seems to vanish on nights and weekends, exactly when the burst-pipe calls come in.

    What it costs

The emergency calls with the highest tickets go to the plumber whose answering service picks up.

    What’s happening

Google ranks LSA on your bid and on how likely you are to produce a lead, and responsiveness is part of that: missed calls can hurt your ranking. An after-hours line that rolls to a full voicemail box tells the ranking system exactly that.

  4. 04

Google Ads and LSA together claim more new customers than you invoiced.

    What it costs

Both channels look profitable on paper, both budgets grow, and the bank balance does not follow.

    What’s happening

The homeowner who calls from your LSA listing often clicked a Search ad an hour earlier or found you on the map. Each channel reports its own lead and neither knows about the other.

The goal

What a fixed LSA account looks like for plumbers

  • Every charged LSA lead has a job number or a recorded reason it did not book, matched by phone number and call time.
  • Cost per booked job and average invoice by job type, for LSA and Search side by side, straight from the job system.
  • Job types switched off for the work you refer out, so you stop paying full price for referrals.
  • Nights and weekends either answered or excluded from the schedule, so the listing never runs when nobody can pick up.
  • Brand searches handled on purpose: you know how many LSA leads already knew your name before they called.

Eligibility

What Google checks before plumbers can run LSA

  • 1Owner and business background checks, plus the additional service professional background checks Google applies to plumbing professionals.
  • 2A state-level business or plumber license where your state requires one. Google marks license checks as applying where local law requires them, so confirm your state and city rules before you apply.
  • 3Proof of general liability insurance.
  • 4A business registration check and a check of the business representative. Google applies several of these checks only to selected businesses, and some categories also require reviews before ads can run.

Job types

LSA job types for plumbers: what to switch on, what quietly costs money

Switch on

  • Emergency leak and burst pipe repair

The call LSA is built for: someone with water on the floor calls the first listing that looks trustworthy and can arrive today.

  • Drain and clog clearing

High volume and quick to dispatch, and it often turns into a camera inspection or line repair. Keep it on if a truck can reach the caller the same day.

  • Water heater repair and replacement

Replacement is one of the largest tickets a residential plumber books without digging, and the caller needs hot water this week, not next quarter.

  • Toilet, faucet and fixture repair

Small tickets, but answered calls and fresh reviews from this work feed the ranking. Switch it off only if your crew genuinely refuses this work.

  • Leak detection

Worth having on if you own the equipment: these callers already suspect a hidden leak and are past the stage of watching a video about it.

Switch off, or check first

  • Sewer line replacement or excavation, if you sub it out

Each lead costs full price and earns, at best, a favor from the contractor you hand it to. Google does not credit job types you left switched on.

  • Gas line work, unless you hold the license your state requires

Gas piping is often licensed separately. A lead you cannot legally take is still a charged lead.

  • Well pumps and septic, unless that is your trade

Adjacent specialties with their own equipment. Callers expect a specialist and you pay for the call either way.

  • Commercial and multi-unit work, if your trucks are set up for homes

A commercial call can tie a technician up for a day or turn into a bid process that a per-lead listing was never meant to feed.

Bad leads

What a bad LSA lead looks like for plumbers

  • A supply house, a parts rep or a recruiter calling the number on the listing.

Answer it, note it, and rate the lead in the LSA inbox. Google can credit low-quality leads automatically after review.

  • A homeowner who wants a price over the phone and never books.

Valid to Google and not always bad for you. Record it as a lead that did not book, with the reason, so you can see whether the problem is price, callback speed or the job type.

  • A tenant calling about a rental where the landlord decides.

Common in plumbing and rarely bookable on the first call. Take the landlord's details at intake so the job, if it comes, can still be matched back to the lead.

  • An existing customer calling back about a job you already did.

Google does not charge again for contact from the same number within 15 days. After that it is a new charged lead, so print your office or warranty number on the invoice rather than letting callbacks find you through the listing.

Ranking

What moves your LSA position as one of the plumbers in the auction

  1. 01

    Answering the phone

Missed calls can lower your ranking. For a plumber, that means the hours you are least likely to answer, nights and weekends, are the hours you will rank lowest unless an on-call tech or answering service picks up.

  2. 02

    Reviews

Your rating and number of reviews count toward profile quality. Ask while the technician is still in the house and the leak is fixed, not in an email a week later.

  3. 03

    Message and booking leads

Google says turning these on can help, especially outside business hours. Only do it if someone reads messages at night; an unanswered message is a lead you paid for and lost.

  4. 04

    Bid and budget

Google recommends Maximize Leads. A budget that runs out by mid-afternoon removes you from the evening emergency calls, which are the ones a plumber most wants.

  5. 05

    Job types and service area

The service requested, the time and the location decide which providers are eligible at all. An accurate area and job list beats a broad one that wins calls you cannot serve.

How we work

Getting LSA leads into ServiceTitan, Housecall Pro or Jobber

  1. 1

    What to record

A lead source of Google LSA set when the job is booked, and the caller's phone number on the customer record.

  2. 2

    How to match

Match each charged lead to a job by the caller's phone number and the time of the call, within a window you agree in advance, using the lead list from the LSA inbox or the Google Ads API. Message leads arrive through proxy numbers and email aliases, so ask for the customer's real number when you reply.

  3. 3

    Lead feedback

Rate every lead you could not use in the LSA inbox, and keep the same outcome and reason on the job record. The job system is the record you judge by; the inbox rating is the part Google sees.

  4. 4

    Monthly check

Once a month, export the charged leads, match them to jobs, and calculate cost per booked job and revenue per lead by job type. Put it next to the same figures for Search ads from the same job system, not next to Google's own conversion column.

No accuracy guarantee here: we report the share of LSA leads for plumbers matched to jobs, and the share we could not match.

Channel split

LSA, Search ads and the Business Profile for plumbers

For a plumber, LSA and Search compete for the same emergency searcher, and LSA sits above the text ads. LSA tends to take the 'need someone now' calls; Search gives you control over planned work you want more of, such as water heater replacement and repiping, with your own landing page and offer. Brand searches are where the two overlap most: a homeowner who searches your company name may call through your LSA listing, and you pay a lead fee for a customer who was already looking for you.

Local Services Ads
Emergency repair calls in your core ZIP codes, judged on cost per booked job.
Search ads
Planned, higher-ticket work (water heater replacement, repiping, leak detection), plus the hours and areas LSA does not cover.
Business Profile
Free map-pack calls and the place your reviews live. Track its calls on their own; do not pay for the same customer twice.
Angi, Thumbtack, Yelp
Only if your job system shows they book at a cost per job you accept. A marketplace request can go to more than one plumber.

Google Business Profile

The Business Profile side for plumbers

Primary category
Plumber
Secondary
Drainage service
Suspension risk
Moderate to high for service-area plumbers. Plumbing is a category where lead-generation operators create listings at addresses they do not occupy, so service-area plumbing profiles get looked at closely. A virtual office or mailbox as the address, a business name padded with 'Emergency 24/7 Plumber Near Me', or a second profile for the same business are the patterns Google's guidelines rule out.
Address
Most plumbers work from a home or a shop customers never visit: hide the address and list the service area by city or ZIP code. A real storefront with signage and staffed hours can show its address.

Honest fit check

When LSA is not worth it for plumbers

  • Your trucks are booked out for a week or more. LSA sells urgency; a caller with a leak will not wait, and you pay for the call either way.
  • Nobody can answer during the hours the listing runs and you have no answering service. Missed calls cost you ranking and are still charged once the caller holds on.
  • Most of your work is commercial service contracts or new construction bids. LSA callers are homeowners with a problem today.

FAQ

Questions plumbers ask about Local Services Ads

Is Local Services Ads worth it for plumbers?

It is worth it when the booked-job rate from LSA leads, measured in your own job system, gives a cost per booked job you would happily pay again. Cost per lead on its own tells you nothing; a cheap lead that never books is the expensive kind.

Can I dispute a plumbing lead for a job I do not do?

Not for job type or location any more. Google no longer credits leads for job types or areas you do not service, so switch those job types off in the profile. Rate genuinely low-quality leads in the inbox; Google can credit those automatically.

Does Google Guaranteed still exist for plumbers?

Every Local Services Ads advertiser now gets the same Google Verified badge after screening, and Google has discontinued the money-back guarantee that came with Google Guaranteed. Advertisers who had already completed verification moved to the new badge automatically.

How do I track LSA calls in ServiceTitan or Housecall Pro?

Set a lead source of Google LSA when the job is booked, keep the caller's number on the customer record, and match the LSA lead list to jobs by phone number and call time each month. With no click ID this is a match rather than an import, and we report it as one.

Should I put my call tracking number on the LSA listing?

No. LSA records and reports its own calls, so a second tracking number there adds a second count of the same call rather than information. Your call tracking numbers belong on the website and in Search ads.
